"How's the Market?"

I just got off the phone with one of my clients.  She was asking what many do these days, "how's the market?".   I shared with her...

I just got off the phone with one of my clients.  She was asking what many do these days, "how's the market?".   I shared with her that I understood her concern, who could not?  The Front range areas (Denver, Colorado Springs) are taking a pounding from foreclosures, etc.  And nationally the news has not been so good.  However, our market is strong and stable and all the indicators that I look at tell me we will be on the move again in a positive direction soon.  The Fed is starting to respond to lending rates (cut 1/2 point this week!) and home sales are starting to turn around from their lowest levels.  The bottom line in our area is that we are stable and have a healthy demand for such little supply.  Our activityis good and we definitely have what many others do not, clean air, mountains and beautiful weather!

hi from arizona from a homesick colorado girl. Looking for nice bright new area to do some mixing and stirring. make somethings happen. been in real estate since 75.beg to differ just a bit. 2008 will be interesting. more correction will take place. seller will need to be more realistic and flexibly and is now the time to buy, buy, buy. Market willbe a downward spiral at least thru 2008 and perhaps longer.

But onabrighter note,you are the mountains of colorado. In my mind, nothing else compares!

talk to me about twin lakes area and more specific, pan ark. what's that about?

Thanks for your insights Glenda. I agree that there will be more correction in 2008 and it is a Buyers market here as well. The nice thing about our area is that our downturns are more stable than other areas with much more inventory, it helps Sellers weather the bad times and Buyers feel confident in their investment in the area. Come back to Colorado!

Pan Ark is a subdivision in the Twin Lakes area between Buea Vista and Leadville, it is beautiful. One side of the subdivision overlooks the lakes and a string of majestic mountains that I have seen little else rival. The other is a beautiful mix of mountains and forest. The lake side is of course more expensive than the other, sometimes 10 to 1 or more. Central water system throughout the subdivision. The area is higher in altitude than Buena Vista so the Winter weather is more intense. Hope that helps!

The market is a scary thing, but it gets less scary the more you learn..information is powerful and eases your mind...hard to give others advice though.
